Nikita Khrushchev often used these residences, and he was staying here when officials removed him from power in 1964. After the Soviet Union dissolved, Russian security services continued to control the site, restricting entry to most visitors. A recent agreement granted Russia a 49-year lease on the property, leading to discussions in Abkhazia about foreign influence and land use.

Pine Groves, Beaches, and Coastal Geography

A protected pine grove covers 200 hectares along Pitsunda’s coast, with trails leading through tall trees that block much of the midday sun. The grove ends at narrow beaches where the sea deepens quickly, changing from light green near the shore to dark blue farther out. North of the town, a silt-filled lake marks the location of an ancient Greek and Roman harbor, now a wetland where herons hunt for fish. The pine trees create shade that keeps summer temperatures lower than in nearby towns. Small boats depart from the beach for 30-minute rides past coastal rock formations shaped by erosion.

Most of Pitsunda’s key sites lie within walking distance, though renting a bicycle helps reach the lake and outer forest trails. The closest international airport is in Sochi, Russia, 85 kilometers northwest, but reaching Abkhazia from Georgia requires crossing the Enguri Bridge checkpoint. Accommodations include Soviet-built sanatoriums with thermal baths and family-run guesthouses in residential neighborhoods. Shared minibuses run regularly to Gagra, 15 kilometers away, where you’ll find more restaurants and shops.
